OPTION 1 FINDING A TENANTIt is our job to help you find the most suitable tenant to provide you with the best return possible on your investment. In order to achieve this we offer the following services:
Free Initial Property Appraisal- We will meet with you to view the property and discuss the letting potential and current market rent.
- Advise how to make your property as appealing as possible in order to ensure you let it quickly.
- Advise you of the services we offer and the rules and regulations involved in letting your property.
- Finalise details and obtaining written instructions to proceed.
Marketing Your PropertyOn obtaining your written instructions we can then begin to market your property to prospective tenants. Our marketing services include:
- Adding your property details to our Lettings List; this is available throughout our 7 Thomas Merrifield Oxfordshire offices.
- Regular and prominent advertising in local publications.
- Your property details will be listed on our website.
- Your property will also be listed on rightmove.co.uk and fish4homes.co.uk.
- Applicant screening and interviewing, accompanied viewings and negotiation of tenancy details.
Securing of a Successful LettingOn securing an acceptable tenant we obtain and check references and arrange all legal and financial paperwork. We also provide the following:
- Preparation of a detailed inventory and schedule of condition.
- Checking tenants into the property (when possible).
- Transferring utilities into tenants names.
- Dealing with any initial issues that the tenants raise.
End of Tenancy - Property check and report on works to be carried out to re-let the property.
- Arranging for works to be carried out as agreed with the landlord.
- Ensuring meters are read (where possible).
- Agreeing and arranging with you any refurbishment works needed for re-letting.
- Obtaining a current Sales Valuation and arranging for the sale of the property through the appropriate Thomas Merrifield office if required.
OPTION 2 FINDING A TENANT & PROPERTY MANAGEMENTIn addition to the services offered in Option 1 above, Option 2 offers a full Property Management Service.
Many of our clients wish to have minimal involvement in letting their property and choose to let Thomas Merrifield Lettings & Management manage their property for them. This means they don't have to deal with the time consuming complexities of managing a property and the problems that can occur.
Thomas Merrifield Lettings & Management service is extremely flexible and is designed to meet your needs; we include many services that are often billed as extras by other agents. Our Property Management service offers the following;
Initial Start Up Management Service
- Transferring utilities & rent re-direction.
- Payment of final bills (where funds permit).
- Dealing with initial enquiries and problems.
General Day to Day Management
- Rent collection and payment.
- Preparation of financial information.
- Arranging property outgoing payments.
- Maintenance management.
- Regular property inspection.
Additional ServicesOur clients can choose to take advantage of the following additional services to those offered in Option 1 and 2 above:
- Co-ordination of insurance claims if necessary and organisation of repairs.
